The following City Owned Properties are available and located in the CSED. These properties offer tremendous value when compared to similar properties in or around the NYC metro area.
The City is particularly interested in encouraging clean industry with job creation potential within the CSED. Creative services and production facilities, information-based industries, research and development labs, and small scale or custom design light manufacturing are highly desired. Uses that have growth potential and offer career employment opportunities for city residents will be most favorably considered.
Uses that involve frequent truck traffic and loading, noise, or emissions are not appropriate for these properties.
40-42 Cottage Street
Located in the heart of the CSED, 40-42 Cottage Street is unique with respect to the scale of the property. The property is made up of 3 buildings: the main 2 story section (pictured left), a one story section with both a Cottage Street loading dock and a rear loading dock, and a 3800sf, unfinished warehouse space. Also included with this property is a large side lot that can be used for parking, storage, or other considerations. 209 Cottage Street
Located at the eastern end of the CSED, 209 Cottage Street is a large, multi-story former warehouse space. The large overhead door at the front of the building provides access to the core of the building, while a rear loading dock is accessible off of Winnikee Avenue. The structure and interior finishes are in fair condition. Mechanical system upgrades will be necessary. The property is zoned R-4 (Medium High Density Residential Zoning District).
